How LeaseReady works — and what we are not

This page explains exactly what LeaseReady does on your behalf, what it does not do, and how you stay in control at every step.

Important — not a broker

LeaseReady is not a licensed real estate broker. We do not find apartments for you, represent landlords, hold an escrow, or earn a commission on your lease. We are a software tool and concierge service that helps you run your own rental search more efficiently.

1. What LeaseReady actually does

Think of us as the operational layer behind your rental search. You stay in the driver's seat; we handle the paperwork, organization, and coordination so you can move faster when the right apartment shows up.

Here is what we do, step by step:

Organize your rental packet

You upload your documents — government ID, pay stubs, offer letter, bank statements, visa paperwork, guarantor docs — to a private vault. We calculate a readiness score based on what you have and what is typically required. We do not share any document with a broker without your go-ahead on a specific action.

Score your qualification against specific listings

We compare your income, credit situation, guarantor status, and documentation to the requirements of listings you import. If a $4,500/month apartment typically requires 40x rent income and you are at 35x, we flag it and suggest options — guarantor, co-signer, extra months upfront — rather than letting you discover the problem mid-application.

Draft broker outreach for your approval

When you decide to reach out about a listing, our AI prepares a first-message draft tailored to the listing and your situation. You read it, edit it if you want, and approve it. If StreetEasy hides the broker email, the Chrome extension submits the approved question through your logged-in StreetEasy session. If a real email is available, Gmail send can be used.

Track replies and pipeline status

StreetEasy receipts and broker replies land in your connected inbox. LeaseReady monitors those threads, updates the listing stage, and shows what is active, what has replied, what has gone cold, and what needs action.

2. What LeaseReady does not do

  • We do not find or show apartments. You search StreetEasy (or any other platform) yourself. We import listings from what you find.
  • We do not collect rent or handle money on your behalf. No security deposit flows through us. No rent payment. No escrow.
  • We do not represent you or anyone else in a transaction. We are not a party to your lease. We have no legal authority to negotiate on your behalf.
  • We do not guarantee any outcome. Approval is the landlord's decision. Better preparation improves your odds — it does not determine the result.
  • We do not send any message without your approval. Every outreach draft requires your explicit "approve" action in the LeaseReady interface. There is no autonomous sending.
  • We do not verify listing availability. We treat what brokers post on StreetEasy as unverified until the broker or building confirms the unit is still on the market.

3. You control every message

The approval requirement is not a technicality — it is the foundation of how the service works. Here is the exact flow:

  1. AI prepares a draft broker message based on the listing and your profile.
  2. The draft appears in your Approvals queue. You are notified.
  3. You read it. You can edit any part of it.
  4. You press Approve — and only then can LeaseReady submit or send it.
  5. If StreetEasy hides the broker email, the extension submits through your logged-in StreetEasy session.
  6. If a direct broker email exists, Gmail send can send the approved draft from your connected inbox.
  7. Alternatively, you press Reject and nothing happens.
  8. You can also pause all outreach from your dashboard at any time with one toggle.

Gmail is mainly used to verify StreetEasy receipts and monitor replies. When a direct broker email is available, it can also send approved messages from your inbox using OAuth permission you grant us.

4. What happens to your documents

Your uploaded documents are stored privately and never shared without your action. Specifically:

  • They are stored in a private, access-controlled bucket. Only your account can access them.
  • They are used internally to calculate your readiness score and to inform the AI draft messages (e.g., knowing your income level or that your offer letter is on file).
  • We do not send your raw documents to brokers automatically. If a broker asks for a packet, that is a separate step you control.
  • You can delete any document at any time from your dashboard. Deletion is immediate and permanent.

5. What this costs

Onboarding is free. You can build your full profile, upload your documents, import listings from StreetEasy, and see your readiness score without entering a credit card.

Paid features — Packet review ($149) and outreach sprint (quoted after readiness check) — are flat fees. We charge a flat service fee for our work. We never take a percentage of your rent, and we never charge a broker fee.
